Tips To Extend The Life Of Your Windows
Your home’s windows need periodic upkeep to ensure they continue to look good and operating properly. Even “maintenance free” vinyl replacement windows ^(http://replacementwindows-phoenix.com/vinyl-replacement-windows/) require periodic maintenance to prolong their life and make sure they continue functioning properly. Proper window maintenance should include cleaning and maintaining both the glass and the frame. If windows are not adequately maintained they will not function properly and will need to be replaced more often which is expensive.
Maintaining Window Frames
Window frames should be thoroughly cleaned inside and outside at least annually but preferably more often especially if they are exposed to a lot of dirt, dust and moisture. An all purpose cleaner, a cloth and soft brush are all that is needed. Pay extra attention to the track of a sliding window, the crank and glide of a casement window and the locking mechanisms for all windows. If dirt and dust are allowed to accumulate the window may not operate properly. Additionally, excessive dirt may prevent the windows from sealing properly which will let hot and cold air in and out of your home. Dirt and dust can also affect a window’s locking mechanism leaving your home unsecure.
Maintaining Window Glass
Periodic cleaning of the inside and exterior glass in your windows is recommended. Even new windows will look old if the glass is dirty. How frequently you clean the inside of the glass is personal preference and varies based on the window’s location in the home, if people smoke in the home, etc. The exterior glass is exposed to contaminants including, dirt, smog, bird droppings, acid rain, tree sap and other environmental elements.
The longer contaminants remain on the glass the more difficult they will be to remove. Heat and cold help contaminants to bond to the glass and they can become permanently attached to the glass. If contaminants are left on the window they can create permanent etching of the window. Window cleaner or dish soap and a little elbow grease are all that is needed if windows are cleaned regularly. If contaminants are attached securely to the glass try lightly scrubbing with a soft scouring pad.
Window Mechanical Maintenance
After you have cleaned the mechanical components (tracks, glides, hinges, latches, etc.) of your windows you should check that they operate properly and then lubricate them. Lubrication keeps them operating properly and also protects them from water and corrosion. A light petroleum or silicon based lubricant is ideal. Wipe off any excess to prevent dirt and dust from accumulating.
With proper maintenance your windows will last a long time, will look great and work properly. The author is a replacement window contractor in Phoenix, Arizona and home maintenance expert.
